Senior Property Manager Key Responsibilities: Manage a designated portfolio of properties, ensuring they are maintained in excellent condition and compliant with regulations and best practices. Serve as the primary point of contact for clients, providing a high standard of professionalism and communication. Oversee tenancy preparations, property inspections, and ensure all health and safety requirements are met. Manage tenant requests, refurbishment projects, and maintenance works, including liaising with contractors and supervising larger works as necessary. Handle tenancy renewals, rent negotiations, and minimising property voids to meet client targets. Monitor tenant arrears, approve invoices, and ensure accurate record-keeping on the property management system. Develop strong relationships with landlords, tenants, contractors, and colleagues, ensuring excellent customer service. Identify opportunities for new business, cross-selling, and increasing revenue for the department. Qualifications and Experience: Experience in lettings property management is essential. ARLA or IRPM qualifications (desirable). Strong interpersonal and communication skills with the ability to manage difficult situations and prioritise workload in a high-pressure environment.
